There’s an opportunity for a deal in a luxury apartment on 8th Avenue — and you could get two months rent-free! The Biltmore, a towering 53-story residence nestled between Hell’s Kitchen and the Theater District, has launched an affordable housing lottery for 24 of its studio apartments.
Designed by Schuman, Lichtenstein, Claman & Efron and built in 2003, The Biltmore at 271 W47th Street is offering 24 of their 464 units to New Yorkers earning 130 percent of the area median income (AMI). The income bracket to qualify for these affordable luxury studios ranges from $101,486 to $146,900.

The Biltmore has amenities such as pet-friendly policies, bicycle storage lockers, an electric car-charging garage and an outdoor terrace. The building also has a shared laundry room, a community center, a media room and an on-site resident manager. Residents have access to additional services, but these come with their own set of fees. The offered apartments feature hardwood floors, air conditioning, name-brand kitchen appliances, countertops and finishes. Rent includes gas for cooking and heating, but tenants are responsible for their electricity bills.
The 24 studios are available for a monthly rent of $2,960. As a bonus, new tenants will receive two months of free rent. Applications for these apartments are open, but interested parties must meet specific income and household size requirements. The deadline for application submission, either postmarked or submitted online, is September 1, 2023. New York City residents receive a general preference for apartments.
The Biltmore is likely to secure a tax exemption through the 421a(17) tax incentive program from the New York City Department of Housing Preservation and Development.

You have to make more than $100,000 and the rent is almost $3,000. This is affordable housing in NYC.

Not only is it not affordable but it essentials gives subsidized housing to the “gentrifiers” – younger people with “low” salaries but get lots of help from their affluent parents in the suburbs.

Last Christmas, I made a wish that the feudal system of landords would disappear from our Capitalistic American way of life. HA HA HA HA…. NO WAY!! Not in our “Yankee doodle nation”. This is what happens when a free Capitalistic goes out of control; and it doesn’t matter which political party is governing the city/state. Powerful rich landords (like any other powerful political groups) are in control, when it comes to rent and other real estate issues. BUT, I do see the Republicans taking the lead when it comes to insane greed, since most of the “well heeled” powerful landords are active members of their party. Like firearms, rent collecting (and uncontrollable rent hikes) is part of our American way of life. So is the homeless population, that is still growing (thanks to greedy landords).
The Republican Party (and the Consertative Party as well), is quick to call anyone a Commie and anti American, when it comes down to common sense thinking involving “socialistic programs” to curb the landlord influence in our government. It reminds when Federal programs after the 1929 crash, came under attack by the Republican Party. They said “it was too Communist and anti American”. And by the way, in those days, like eating in diners, tipping was frowned upon by many who viewed it as “Communistic and anti American”.
In my view point, this insane money hungry rent increase will continue until someone decides “enough already”.Reply
I wanted to look into this because the building is across the street from where I work. It was interesting to discover that the top of the income cap, which is gross income, btw, – after taxes and insurance – would not be able to qualify for the $2900 rent to be 1/3 or less of the monthly income (which is a stated rule). It doesn’t make any sense. How does gross income indicate what I can pay in rent when federal, state, and the insane city taxes cut my take-home pay by over 30%? Make it make sense please. I’m honestly open to someone explaining this to me.
